In 1861 Mary purchased Lot 417 on the corner High and Market Streets from a Perth merchant Julian Carr. By 1869 Mary and her son Edward (John died 1858) had established a successful retail store (built c1862) on this site. Known as M. Higham and Sons, the business was extended along Market Street in 1880 and new plate glass windows were installed. Further alterations to the building were made in 1892. In 1911 M. Higham and Sons and the single storey buildings to Bannister Street were demolished and replaced by new shops and a bulk store in Bannister Street. The Higham Buildings were erected for Mrs Alice Pearse (widow of Edward Higham) by Mr J. Brownlie to designs by Oldham and Cox in 1912. National Hotel - opened October 1886 in premises previously occupied by the Fremantle branch of the National Bank of Australasia. In September 1886 the bank had moved further down High Street (Lot 30) to new premises built by Edward Keane in 1886, allowing the building to be converted into a hotel. William Conroy was the first proprietor of the National Hotel. The hotel was completely renovated in 1895 with Frederick William Welford as publican. Plans were submitted to Council for a new hotel in March 1902. The new brick four storey ( 3 floors and an attic) hotel with a basement was erected for Michael and Daniel Mulcahy. Flags were hoisted on the lofty tower of the new National Hotel on 17.09.1902.
